I know the answer.

Sé la respuesta. (no "I'm knowing")

She owns two restaurants.

Ella es dueña de dos restaurantes.

I'm studying for my exam.

Estoy estudiando para mi examen. (dinámico)

Reglas y notas

Regla 1

Si el verbo describe un estado, usa el tiempo simple aunque hables de "ahora mismo": I understand now.

Regla 2

I feel better / I'm feeling better.

Regla 3

En publicidad y lenguaje muy informal a veces se rompe la regla para dar énfasis: I'm loving it. No lo uses en un examen.

Regla 4

Los verbos estáticos tampoco suelen usarse en present perfect continuous: I've known her for years, no I've been knowing.
